The shared process behind every project

The specifics differ between renovations, new builds, subdivisions, and performance retrofits — but the path through the work is consistent. Every project starts with feasibility, moves through concept and developed design, lands in consent, and finishes with a clean tender handover to our delivery partners. Step 1

Initial Consultation and Site Review

We meet — at our Wairau Valley studio, on Zoom, or at your site — to understand your project, your section, and your brief. We pull the planning rules under the Auckland Unitary Plan and identify any constraints that matter.

Step 2

Free Feasibility Report

A written report covering what your site allows, what your brief realistically translates to, and what the indicative build cost looks like from our delivery partners. The proceed-or-not decision happens here — before any design fees start.

Step 3

Concept Design

Floor plan options, indicative elevations, and how the project responds to your section. Two or three schemes against the brief, refined until you’ve landed on the direction that works.

Step 4

Developed Design and Subconsultants

Cross-sections, material selection, structural engineering coordination, services planning, geotech where the site needs it. The drawings reach the level councils want for consent and builders need to price the work accurately.

Step 5

Resource and Building Consent

Most renovations need building consent only. Subdivisions and designs that push planning rules need resource consent first. We prepare the application, submit it, and deal with the council’s RFIs — not you.

Step 6

Tender and Build Handover

We brief our delivery partners — Superior Renovations for renovations and subdivisions, Superior Homes for new builds — and run the tender. Once you’ve chosen a builder, the consents and drawings transfer across.
