How the estimate works
The fee is a share of your build cost, so it scales with the size and standard of the build. Full service – concept through to a consent-ready set of plans – usually sits around 8-12% of build cost; concept design only is nearer 3-5%. Renovations run a few points higher than new builds because there’s more to work around, and a site that needs a resource consent adds design and documentation. All figures are plus GST.

How much does an architect cost in NZ?
As a rule of thumb, a full-service architectural design fee is around 8-12% of the build cost, and concept design only is nearer 3-5%. On a larger or more complex build the dollar figure is higher, because it’s a percentage of a bigger number.
What is the difference between concept design and full service?
Concept design gets your idea onto paper – the layout, form and feasibility. Full service takes it all the way to a consent-ready, documented set of plans an LBP can build from. Full service costs more because it’s far more work.
Do renovations cost more to design than new builds?
Usually, yes – by a few percentage points. You’re designing around an existing structure, unknowns behind the walls, and tighter site constraints, which all take more design time than a clean sheet.
